Civil construction plans were submitted to the Engineering Division on July 29, 2010 and approved for construction on February 23, 2010 consistent with ECDC 20.75.120. Preliminary plat approval was issued by the Planning Division on June 29, 2010 and included engineering conditions of approval in Attachment 4 of the staff report. Civil construction plans were submitted to the Engineering Division on July 29, 2010 consistent with the conditions of approval and ECDC 20.75.120. The plans were approved for construction on February 23, 2010. The improvements shown on the approved plans have not yet been constructed. Consistent with ECDC 20.75.130, a performance bond has been posted as surety that these improvements will be completed within 12 months following recording of the plat. A performance bond was submitted by the developer and accepted by the City on July 8, 2014 reflecting the total cost to construct all required improvements in the amount of $153,131.85. As a condition of approval a 10-foot street dedication is required along the 88th Ave W frontage of the property. This street dedication was reviewed during Council's October 14' 2014 Study Session and will also be placed on the Council Consent Agenda for October 21, 2014. Thank you. City of Edmonds
