The comments provided below are based upon review of the application and documents submitted in conjunction with application pin20110032. Additional information is requested from the applicant at this time. Please ask the applicant to respond to the following. Property lines need to be shown on the site plan in order to confirm that the proposed improvements do not encroach into the City right-of-way. City records show Walnut Street to be a 60-foot wide right-of-way. If there is street monumentation at the two nearest intersections (5th & Walnut and 41h & Walnut), which would indicate center of right-of-way, then drawing a line between the two monuments and measuring to the south 30-feet would give a fairly accurate indication of the northern property line. Ultimately it is the applicants responsibility to provide an accurate plan to the City depicting this information. If the proposed improvements encroach into the street right-of-way then a separate encroachment permit will be required and will become a condition of approval for the proposed public space.
