Dear Mike and Sara:
Thank you for submitting the required documentation and application fees for the above referenced permit; your
application is complete according to ECDC 20.02.003. However, while the application is technically complete,
additional information or clarification is required. Please address all comments in a written response and by
providing updated plans, as appropriate:
1. Geotechnical study required. This project involves the removal of two trees within 50-feet of a steep
slope. Pursuant to ECDC 23.80.050, a geotechnical report shall be required whenever a potential
erosion hazard area or potential landslide hazard area, as mapped by Edmonds critical areas inventory
or shown on other information consistent with ECDC 23.80.030, is located within 50-feet of the
proposed development site.
2. Re -planting plan. Pursuant to ECDC 23.40.220.8.b.iv, any trees removed must be replaced at a ratio of
2:1 with a native tree species. Replacement trees may be planted at a different, nearby location if it can
be determined that planting in the same location would create a new hazard or potentially damage the
critical area.
The City will proceed with the associated public notice requirements. However, please keep in mind that a
complete response to this information request must be received within 90 days or the application will
lapse for lack of information (ECDC 20.02.003.D).
