PLN20170055 Dear Mr. and Mrs. Norton: During staff s continued review of your land use application for a short plat located at 806 Cary Rd., it was determined that additional information/clarification is necessary. Please respond to the following items at your earliest convenience so that staffs review of the proposal can continue: 1. The Edmonds Utilities Consortium (EUC) form included with your application was entirely blank besides the property address. Please contact all applicable utilities and indicate confirmation of utility service on this form (Form #E28). 2. During staff s site visit, it was noted that there are two existing canopy structures located near the northeastern corner of proposed Lot 1. Please indicate your plans to either remove these structures or indicate that these structures comply with the minimum required setbacks from the proposed lot line, keeping in mind that building permits are likely necessary for these structures. You may contact the Building Division at (425) 771-0220 for additional information on permitting requirements. 3. Please have your surveyor make the following corrections to the preliminary short plat plans: a. Refer to the list of information that is required to be shown on the preliminary plat map within ECDC Section 20.75.060. Several items on this list are missing from the preliminary plans (i.e. zoning, total site area, property lines and ownership adjacent to site, etc.) Please revise to indicate all items within ECDC 20.75.060. b. Label the existing guest house on proposed Lot 1 as "guest house." c. Indicate the location of the wetland and its associated buffer. d. The survey must be signed by the surveyor. e. Remove the "Lot 1" label from the western side of proposed Lot 2. f. Indicate the shortest distances from all existing structures to the proposed lot lines between Lots 1 and 2. g. Indicate all existing and proposed easements. The title report includes several existing easements that are not indicated on the preliminary plan. 4. Please note that, if approved, a condition of the subdivision will be to obtain the necessary permit(s) in order to convert the existing guest house into a single-family residence or to remove the guest house. Please submit the above information to the Planning Division as soon as possible so that staff may continue processing your application. Please keep in mind that a complete response to this information request must he received within 90 days or the application will lapse for lack of information (ECDC 20.02.003.D).
