A preliminary review was done with the pre -application materials provided (general site plan,
floor plan and elevations for 2 story house) and we have the following comments.
General comments
1) Codes in effect at the time of this meeting:
a) 2009 International Building Code with State Amendments
b) 2009 International Residential Code with State Amendments
c) 2009 International Fire Code with State Amendments
d) 2009 Uniform Plumbing Code with State Amendments
e) 2009 Washington State Energy Code (WAC 51-11)
f) Edmonds Community Development Code
2) Basic Design Loads specific to Edmonds
a) Snow load 25 psf — nonreducible
b) IBC Seismic design category D; IRC Seismic design category D1
c) Wind speed 85 mph, 3 sec gust
d) Wind exposure B
3) Height check for the house must be done by a surveyor as the proposed height is within 12
inches of the maximum allowable height.
4) Roof eave projections encroaching into the required 5 foot east setback shall be either one hour
construction on the underside or have solid fireblocking from the top of wall to the underside
of the roof.
5) Carbon monoxide detectors shall be installed outside of each sleeping area.
6) Please refer to the New Single Family handout for further information regarding submittal
requirements.
