Below is a list of the comment response documents addressing the comments and requests: PlanninR Comments Kernen Lien: Datum Point: Please identify a datum point on the site plan and elevation of the datum point. The datum point should be something permanent such as a water meter, The datum point is used to verify height during the height inspection. A site temporary benchmark datum (TBM A) was added to the plans. SSMH in 911 Ave W near southeast corner of the site. Coverage: The coverage calculations for the proposed residence appear to way off. While the residence would meet the 35% coverage requirement with the numbers provided, they should be corrected to more accurately represent what is being constructed on the site. The coverage number provided on the site plan is 4,150 square feet. I calculated the coverage off the site plan as approximately 2.650 square feet Ott 1 )w�a ).l,kl_detines coverage as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered root, whichever covers the greatest area. Please verify the coverage calculations and correct the coverage numbers on the site plan. Lot coverage calculations have been revised as requested, proposed lot coverage is 2,680 sf (21.34%). Engineering Comments Jennifer Lambert: 1) Please revise the plan sheet `BLDG Permit # 2015 ............ _ _-' to `BLDG permit # BLD20151012'. BLD20151012 number added to Site Development plans. 2) Please do not shown the existing rockery and stairs that are to be removed under the plat. Existing rockery and stairs have been removed. 3) Please label the new rockery as either to be installed under the plat, or show it being installed under the single family permit. Retaining walls to be installed with plat, note added to plans (see Sht. 1 of 2). 4) Please revise the note '10' Joint Utility Easement' to read '10' Joint Utility Easement per Plat PLN20140061'. Callout updated per request (see Sht. 1 of 2). 5) Add a note and show the dry utilities maintaining a minimum of 3' horizontal separation from the storm line. �y� Utilities adjusted and note added to the call out 3' separation (see Sht. 1 of 2). The total area mitigated by existing stonriwater management system should equal the total regulated impervious area. Revise accordingly. Mitigated number revised to 4,446 sf (see Sht. 1 of 2). b. Add a rote (9) that States,; `Stormtyater management system designed for 4750 sgft.'. Line 9. Added to impervious chart (see Sht. 1 of 2). 7) Please label the pipe material and that tracer wire is to be installed for the water service line. Material and tracer wire added to call out (see Sht. 1 of 2). 8) Please note that a pre -construction meeting is not required for new single family residences. You may schedule one if you choose to. Okay. Building Comments Chuck Miller: On sheet A3: 1. Foundation Plan — Indicate on the plans the minimum required `widened' footings below each end of the beam over the 6080 sliding glass door in the west wall of the `Bonus Room'. The `typical' footing appears to be undersized for the loads anticipated by the represented construction and indicated in the provided beam calculations. Call out revised as requested; at 1313-1, additional footings have been added (see Sht. A3).
