W Dear Nick, I have reviewed the referenced building permit application for the Planning Division. Before I can sign off on the permit, however, the following issues need to be addressed through the submittal of a response letter and updated plans with changes called out as necessary: 1. Landscaping types: On Sheet L1.01, please label which areas are included as Type V parking lot landscaping along with their square footages. In previous emails with Duane Dietz at Jones and Jones, we had determined that the 66 parking stalls would require 1,557.6 sf of Type V parking lot landscaping. The realignment of the parking spaces north of the gym shows the elimination of several landscaping islands and replacement proposed with concrete or striping. That doesn't satisfy the landscaping code in ECDC 20.13.030.E for parking lots. The two narrow islands at the ends of the 11 stall area need to meet the size and landscaping requirements for Type V as does the proposed striped 'no parking' area to the north. West of the gym, between 106th Avenue and the parking spaces, the area is proposed as 'northwest lawn mix' adjacent to a gravel path. If that area is being updated, it would need to be brought up to standard —Type IV landscaping is appropriate in that location. The standards for Type IV are in ECDC 20.13.030.D. There is no required street tree for along 106th Avenue but a lower -growing native tree would be appropriate for beneath the power lines. 2. Landscaping cost estimate: Per ECDC 20.13.040, a landscaping bond is required. Please submit a cost estimate covering the landscaping, irrigation and labor so that a bond amount can be determined.
