Thank you, Chris McGinness 206-853-4385 cmcginness@frontier.com April 28, 2014 File No. 222014.008 Mr. Chris McGinness 3521 147th Place SE Mill Creek, WA 98012 Subject: City of Edmonds Plan Review #BLD20131404 726 Sprague Street, Edmonds, WA Dear Mr. McGinness: As you requested, I have researched the origin of the elevation contours described as "pre-existing" contours on the Grading Plan prepared by Reid Middleton in 1980 for "Sproule McGinness, Lots 6 thru 13, Block 85, City of Edmonds" and can report the following: The contours identified as "pre-existing" were derived from a 5 -foot contour interval, I" = 200' aerial map of Edmonds and scaled up to I" = 20' and incorporated into the grading plan submitted to the City at that time. The aerial mapping was not generated specifically for this project, which would have increased the accuracy of the mapping, but appears to be a citywide aerial map. The segment used appears to be roughly one-half mile square. The vertical datum of the map is NGVD 1929, generally 3.6 -feet lower than the current NAVD88 elevation datum. (100 -feet NGVD29 equals roughly 103.6 - feet NAVD88). Vertical mapping accuracy for a 1980 5 -foot contour aerial map would be approximately equal to the contour interval or plus or minus 5 -feet. With the inherent datum difference and the inaccuracies associated with the 1980 era aerial mapping, my conclusion is the "pre-existing" contours shown on the 1980 Grading Plan would only have an expected accuracy of 5 -10 feet when compared to a NAVD88 elevation on the site today.
