SW Dear Applicant: I have reviewed the above proposed building permit revision for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Site Plan: Please provide a site plan indicating the following: a. Ensure that your site plan is drawn to scale and is consistent with the March 2018 survey of the subject site. The site plan must show all property lines, the location of the vehicular access easement, and the locations of all existing and proposed improvements. b. Indicate the location of the proposed ramp and landings. c. Indicate the location of the proposed front porch. d. Indicate the locations of any additional proposed exterior improvements. e. Indicate the shortest distances from the proposed improvements to the northern property line and to the eastern edge of the vehicular access easement. Setback Requirements: The subject site is located within the RS-8 zone and requires a 25-foot street setback measured from the eastern side of the vehicular access easement, 7.5-foot side setbacks from the northern and southern property lines, and a 15-foot rear setback from the eastern property line. Based on the March 2018 survey, it appears that the desired location of the ramp and landing may not comply with the 25-foot street setback measured from the eastern boundary of the vehicular access easement. Please revise the plans as needed so that all proposed exterior improvements comply with the minimum required setbacks for the site. ECDC 16.20.040.0 allows for "uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point. " Thus, if the proposed ramp and landing are uncovered and unenclosed and no more than 30 inches above ground level, they could project into the 25-foot street setback by no more than 4 feet. Please submit two copies of your revised site plan and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
