S-2006-144 Dear Mr. Brown: th Your application for a short subdivision at 7005 and 7027-174 Street SW is under review; however, we are unable to continue processing your application until the following required items are submitted: 1.The preliminary drainage plan needs to indicate where and how the proposed drainage will connect to the City of Edmonds storm system. Please provide a downstream analysis. Additionally, please verify that the existing stormwater conveyance system downstream of the development can accommodate peak stormwater runoff. If you have any questions on this requirement, contact Jaime Hawkins, Engineering Technician, at (425) 771-0220, ext. 1714. 2.Please show a circle with a 100’ diameter within each of the four lots in order to ensure that the proposed lots meet the minimum lot width requirement for the RS-20 zone. 3.Provide the total area of the two existing lots. 4.Please respond to the following points regarding the net lot area (gross area excluding all ingress/egress easements) of the proposed lots: a)Correct the inconsistencies between the lot areas shown on the survey and those shown on the site plan. b)Provide the gross and net areas of all four proposed lots. If the net area for any of the lots is below 20,000 square feet, the proposed subdivision will need to be reconfigured or a modification request will need to be applied for. c)The lot area shown on the survey for proposed Lot 3 is 18,730 square feet; however, the minimum lot size for lots within the RS-20 zone is 20,000 square feet. Please either reconfigure the proposed subdivision so that the net area of all four lots is over 20,000 square feet or submit for a modification request. Feel free to contact me if you have questions on the modification request requirements or fees. 5.Provide an explanation of the shared access driveways to proposed Lots 1 and 2 and Lots 3 and 4. Are they proposed to be separate access tracts or ingress/egress easements that are a part of one of each lot for each driveway? If these are to be easements, please specify which lots they are a part of and provide the gross and net area of each lot. If they are to be provided as separate access tracts, please provide the area of these tracts. 6.Confirm whether more than 500 cubic yards of grading will be done with the plat improvements. 7.Based on the topography map provided, it appears that the existing lots contain Landslide Hazard Areas as defined by ECDC 23.80. Please either submit a report from a geotechnical engineer stating that the proposed lots will be buildable or show that a house can be built on the proposed lots that is at least 65 feet (50’ buffer plus 50” building setback) from all steep slopes. 8.Please comment on how you plan to address the encroachment issues, such as the existing shed on the property to the north that is encroaching onto proposed Lot 1 and the existing driveway access to proposed Lot 2 that encroaches onto the property to the south. Please submit the above information as soon as possible, so that your application may be processed in an expedient manner.
