Dear Ruthann,
This letter is in response to your inquiry as to
status of a parcel of property at the northeast corner of
9th Avenue and Brookmere Street, City of Edmonds subdivision
file number S-18-62.
This is a unique situation in.that the property was
granted subdivision approval in 1962 into two parcels. Each
parcel is improved with a .single family dwelling and ownership
of these parcels is presently common. It also does not appear
that these lots conform to current zoning.
Due only to the improved nature of these lots, they are
considered legal non -conforming lots and may be sold as such,
but subsequent use will have to conform to the current zoning
code. If the situation arose where the entire property is
held in common ownership and only one single family dwelling
remained, then the parcel would become aggregated into one
single parcel.
