Thank you for the opportunity to review the Notice of Application and Public Hearing for the
requested variances associated with a single-family residential permit for a property located
due south of our Meadowdale Park property. We have the following concerns with the side
yard setback variance as well as the initial building permit itself:
Tree Health along the north property line
Grading activity on this site may impact roots of trees located along the north property line of
the proposed development and south property line of Meadowdale Park. Impacts may affect
longtime survivability of certain trees or may cause hazard tree situations. Subsequent removal
of any damaged or hazard tree may affect stability of the surrounding steep slopes. We
recommend a tree survey be performed and an Arborist report prepared taking into
consideration the proposed site design. Parks requests the opportunity to review these
documents prior to permit issuances. Park is willing to work with the property owner regarding
any access issues.
Slope stability along the north property line
Cuts that may be required to accommodate the final site grading as well as cuts necessary for
construction and installation of footings or foundations could significantly impact the stability
of the existing slope on Park's property. These concerns as well as any seeps and potential

drainage impacts generated from the disturbance should be addressed in the geotechnical
report. Parks requests the opportunity to review this report prior to permit issuance.
Site Drainage
Parks requests the opportunity to review all drainage plans for this project to ensure any
collected surface, ground or other stormwater runoff is conveyed away from Parks property
and will not result in or contribute to any slope failure on Park's property.
