Special inspection field report.pdf6%'W' 1665 11/30/18 November 30, 2018 Michael Farina Belfor Property Restoration Report forwarded via e-mail; Michael.farina(o)_us.belfor.com RE: Damage Assessment Report Donald & Irene Grome 7715 ' 173rd St. SW Edmonds, WA Dear Mr. Farina, In response to your request Sound Investigative Engineers, LLC conducted a non- invasive onsite evaluation of damage to floor framing members reportedly by your plumbing sub -contractor. The city inspector, following a routine inspection of the new construction, issued a correction notice requiring a structural evaluation. The onsite inspection and evaluation was conducted Thursday am November 29, 2018 by the undersigned. The residence is constructed of wood framing members and 1-story in height above a partial daylight basement with a concrete floor. The sub -contractor reportedly drilled an elongated 1-1/2" x 2" diameter hole between two side -by -each 2x floor joists located immediately below and parallel to an interior 1 st story wall for a new gas pipe. The purpose of the on -site inspection/evaluation was to determine if the wall located above the altered floor joists is a bearing wall and has removal of wood caused by drilling the elongated hole for the gas line lessened the design strength of the joists? FLOOR JOIST EVALUATION Observation revealed floor joists in the area of the elongated hole are constructed at 16" o.c. spacing having a span of approximately 13'. The double side -by -each joists containing the elongated hole are generally centered between the common joist bay of SOUND INVESTIGATIVE ENGINEERS, LLC 1802 "A" Street SE, #223 Auburn, WA 98002 (206) 621-1686 Damage Assessment Report Grome Residence November 30, 2018 Page 2 of 4 two repetitively 16" spaced joists. The elongated hole is drilled upward from the bottom of the 2- side -by -each joists and through the bottom wall plate of a list story wall. ough the depth of the members, perpendicular to their grain's orientation. Measurements revealed the drilled hole is 1-1/2" in width and 2" in length and centered between the 2 side -by -each 2x joists. The remaining thickness of each joist proximal to the hole is approximately %" for a combined width of approximately 1-1/2". Observation of the wall located immediately above and parallel to the subject double side -by -each floor joists is approximately 13' in length and constructed between the 1st story exterior wall and a post supporting roof joists. The wall is constructed of 2x4 studs @ 16" o.c. spacing and overlain with GWB each side. The subject wall does not support roof load. CONCLUSION In our opinion, the observed elongated hole through the 2 side -by -each floor joists has not affected the remaining capacity of the members ability to continue supporting dead load from the non -bearing wall located immediately above.
