Dear Jeff:
The purpose of this letter is to confirm and document our understanding that the spaces that Stella
Maris Academy intends to utilize meet the code provisions for an E occupancy as well as an A
occupancy. The spaces meet the more stringent requirements for A occupancies, allowing both
education and assembly uses at different times under the IBC. We are not aware of any situation
where an "E" occupancy in the ECFA building would not be accommodated. In a similar situation,
school facilities located within a church building (an "A" occupancy) are classified as "A-3", not "E",
This approach would make no occupancy distinction between the various uses of the Classrooms and
Multipurpose Room — all "A" occupancies. However, even if there is a desire to separately indentify
the school use as an "E" occupancy, there are no requirements not already met in accommodating the
"A" occupancies. Specifically the building complies with all sections of 508.3, Mixed Occupancies.
Table 508.3.3 confirms that no separation is required between A and E occupancies. The spaces also
meet all requirements of Chapter 10, Means of Egress. The key element is establishing the floor area
allowance per occupant. A has the most restrictive allowance at 5 square feet per standing occupant.
Classroom areas in E occupancies have an allowance of 20 square feet per occupant. The spaces
meet the requirements for the higher occupant load of the assembly use.
