There are several addresses associated with this parcel, so this zoning confirmation letter addresses all addresses associated with Parcel No. 27032300104500. For your records, I have enclosed your receipt for the $225 fee for this zoning verification request. Specific answers to each of your questions follow: 1.Please confirm the zoning classifications for theseproperties. The current zoning designation of the subject siteis Community Business(BC) pursuant to Edmonds Community Development Code (ECDC) Chapter 16.50. Refer to Attachment 1 for a zoning and vicinity map. Refer to the enclosed copy of ECDC Chapter 16.50(Attachment 2) for information on the allowed uses and applicable development regulations for the BC zone. 2.Please confirm if there are any outstanding notices of violation of zoning ordinances on record with the City as to these properties. Staff is not aware of any current zoning or building code violations on the subject site. 3.Please confirm that the properties and the improvements thereon areconsidered to be conforming uses under the Edmonds zoning code. If the uses on the properties or the improvements built thereon are nonconforming uses, please provide me with the “rebuildability” requirements under the Edmonds code. I am unaware of any nonconforming issues affecting the property; however, further study of the site against the provisions of the Community Business(BC) zone is necessary in order to conclusively determine if any nonconforming issues exist.Any existing nonconforming issueswould be subject to the nonconforming regulations and “rebuildability”requirements of ECDC Chapter 17.40 (Attachment 3). Thesubject site is currently undergoing a transition of several tenants/uses.Refer to the enclosed copy of ECDC Chapter 16.50 (Attachment 2) for permitted and conditionally permitted uses within the BC zone. A conditional use permit was recently approved under File No. PLN20140074for an art museum to be located within a portion of the existing building. Additionally, another conditional usepermitwas recently approved under File No. PLN20140072for the construction of a retail pavilionwith associated drive-through at the northeastern corner of the site. 4.Please provide me with a copy of the building permit history on these properties, including copies of permits, copies of certificates of occupancies, and notices of any and all building code violations. th As we discussed on the phone on April 4 , the subject site has an extensive permit history, including many permits that may not be applicable to your current needs (i.e. tenant improvement permits and sign permits for past tenants who are no longer occupying the building). Due to the significant amount of time that it would take for staff to pull all of the records you initially requested in your letter, you confirmed that it would be more time-efficient for staff to not provide you with any records at this time, but to instead provide you with guidance on how to search the permit history online so that you could determine if there were any specific records that you would like to request copies of. You may access the City’s Online Permit Information site via the following link: http://www.edmondswa.gov/2011-05-17-23-09-32.html. From this webpage, you may search for permits by either permit number or address. Please note when typing in the address, it works best to only include the name of the street, but not the St., Ave., etc. after the street name. Thus, if you wanted to search for permits associated with 190 Sunset Ave. S, you would simply type in “190 Sunset”.Each tenant space within the Salish Crossing site has been assigned a separate address number, which currently range from 170 to 190 (even numbers only). If you find any permits that you would like to obtain copies of, you may complete the enclosed Request for Public Records Form (Attachment 4) and submit it directly to the City Clerk’s Office. Contact information is included at the top of the form. It would be helpful if you are able to include specific permit numbers in your requestin order toassist staffin fulfilling the request. 5.Please provide me with a color copyof the Edmonds official zoning map. th During our phone conversation on April 4, you clarified that you did not need a copy of the entire Edmonds zoning map, but that you instead wanted a map ofthe general area of the subject site. Please refer to Attachment 1for a zoning and vicinity map.
