During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at sibrel@ci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
SEWER PLAN__________________________________
1.The sewer plan is undergoing outside review. The costs associated with said review will be passed
through to applicant.
STORM PLAN__________________________________
1.Please show cause why the storm line must be installed along the centerline of the road, causing
extensive traffic impacts during construction. There is an existing CB in the gutterline in the vicinity of
the existing CBMH that can be connected to. If the SW IE of 23.28 of this CB is too shallow, that line
may by removed and relaid. The ~255 LF of storm line may be installed in front of the curb/gutter,
minimizing frontage repair/replacement and likewise minimizing impact to traffic during construction.
2.Since the drainage is directly discharged rather than detained, there will be a net increase of runoff
volume to the BNSF drainage ditch prior to discharge to Puget Sound. An approval letter from BNSF
will be required for this. Please include such letter in your next submittal.
FRONTAGE IMPROVEMENTS / DETAILS_________
1.Installing the storm line will require the demo of the driveway cut, portions of the existing sidewalk and
curb and gutter, as well as asphalt saw cuts, CB installation, and trench backfilling within the City
ROW. Include with the civils all details needed to accomplish the work. City of Edmonds Standard
Details may be found online at: http://www.ci.edmonds.wa.us/engr_toc_std_details.stm. Also include
details covering required erosion control, side sewer installation, and water service line installation with
the plans.

1.Please show water main on civils.
2.Show other utilities that may be buried within the ROW that could also impact construction.
TRAFFIC CONTROL______________________________
1.Since extensive work will be done within a busy right-of-way, a comprehensive Traffic Control Plan is
required for the work and shall be incorporated into the associated Right-of-Way Construction Permit.
Please include a TCP with your next submittal. FYI: the City strongly discourages road closures as a
traffic control method.
SITE PLAN_______________________________________
1. Please include the civil improvements on the site plan for reference. Also note the amount of new
impervious surface on the site plans.
