I have reviewed this building permit application on behalf of the Planning Division. During review, it was found that the following corrections need to be addressed. Please submit updated plans with changes called out, any requested reports, and summarize the changes in a cover letter: 1. Critical area checklist: The critical area checklist for this site is more than five years old. Because this project involves excavation, please submit an updated (subsequent) critical area checklist (see Handout P20). 2. Geotechnical report: In accordance with the updated critical area determination and because the proposed deck would be located within 50 feet of the steep slope on the west, please provide a geotech report for the deck prepared per ECDC 23.80.050 which addresses the development standards in ECDC 23.80.060 and 23.80.070. On Sheet Al, show the buffer distance determined by the geotech. 3. Critical area notice to title: Per ECDC 23.40.270.13, sites with field -verified presence of critical areas and/or critical area buffers for which a permit application is submitted must as a condition of permit issuance, record a notice of the existence of the critical area and/or critical area buffer against the property with the Snohomish County Auditor's Office. Attached is a Notice of Presence of Critical Areas. Please sign and notarize this document. Prior to issuance of the building permit, this form must be recorded with the Snohomish County Auditor's Office. Options for recording include: Provide the City processing fee of $110 plus the County recording fee of $106.50 ($103.50 for first page and $1 for each additional page), for a total of $216.50, and the City will record the notice for you; M Page 1 of 2 b. Take the covenant to the County and record it for the County's recording fee of $103.50 for one page plus $1 for each additional page, and return a copy of the recorded notice to the Edmonds Planning Division with the Auditor's recording sticker on the copy. 4. Deck encroachment: The proposed deck on the west side of the house appears to project more than the allowed 4' distance provided in the exception in ECDC 16.20.040.C. Please revise Sheet Al and other sheets as appropriate. 5. Covered deck?: On the south elevation on Sheet A3, there is a note that a portion of the deck is to be covered. If that is the case, the feature must be reflected on the other plan sheets and the height rectangle (and calculations) would need to be updated to enclose the covered portion. Please remove the note if the deck will not be covered. 6. Height calculations: Update the height calcs on Sheet Al and the elevation drawings consistent with Handout B41.
