Ordinance 1890ORDINANCE NO. 1 890 AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON, AMENDING SECTION 12.13.040(2)(B) OF THE EDMONDS CITY CODE TO ESTABLISH CERTAIN REQUIREMENTS FOR ACCESSORY BUILDINGS IN THE RS ZONE PURSUANT TO PLANNING COMMISSION RESOLUTION NO. 537. WHEREAS, the City Council of the City of Edmonds, Washington, pursuant to Planning Commission Resolution No. 537 called a public hearing and having during said hearing determined it to be in the best interests of the public health, safety and general welfare to amend the Edmonds Zoning Ordinance as set forth below pursuant to Planning Commission Resolution No. 537 and finding that there will be no significant adverse environmental impacts, now, therefore, THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO ORDAIN AS FOLLOWS: Section 12.13.040(2)(b) is hereby amended to read as follows: "12.13.040(2)(B). Requirements for Accessory Buildings. (i) Area. The total coverage of all accessory buildings and structures on the lot shall not exceed 1,000 square feet. (ii) Basements. Accessory buildings, except fallout shelters, shall not have basements. (iii)Height. Maximum height shall be 15 feet, except amateur radio towers. (iv) Setbacks. Accessory buildings or structures shall be no closer than 6 feet to another building or structure on the lot and shall observe front, side and rear yard -1- setbacks, except as follows: (a) An accessory building or structure covering 100 square feet or less shall observe a setback of not less than 5 feet from the rear property line. (b) A garage or vehicle storage structure coverina 600 square feet or less may locate no closer than 5 feet of the rear property line when that rear property line abuts an alley, subject to the grant of a conditional use permit."
