AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING SECTION 12.13.110(b) OF THE EDMONDS
CITY CODE TO ALLOW SINGLE FAMILY DWELLINGS TO
BE BUILT ON THE SAME LOT AS DUPLEX AND MULTI-
FAMILY DWELLINGS IN RM ZONES; AMENDING THE DEFI-
NITION OF "REGULATED IMPROVEMENTS" CONTAINED IN
SECTION 12.20.020 OF THE EDMONDS CITY CODE TO
REQUIRE THE AMENITIES DESIGN BOARD APPROVAL OF
CERTAIN SINGLE FAMILY RESIDENTIAL UNITS CONSTRUCTED
IN RM ZONES, PURSUANT TO PLANNING COMMISSION
RESOLUTION NO. 566.
WHEREAS, pursuant to Planning Commission Resolution
No. 566, the City Council of the City of Edmonds, Washington,
called a public hearing and during said hearing having
determined it to be in the best interests of the public
health, safety and general welfare to amend the Edmonds
Zoning Ordinance as set forth pursuant to Planning Commission
Resolution No. 566, and having determined there will be no
significant adverse environmental impacts, now, therefore,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
DO ORDAIN AS FOLLOWS:
Section 1. Section 12.13.110(b) of the Edmonds City
Code is hereby amended to read as follows:
"All primary uses allowed in RS and RD Zones,
specifically excluding mobile homes and trailers and
subject to the grant of a conditional use permit,
if required for said use in the RS or RD Zones."
Section 2. The definition of "Regulated Improvements"
contained in Section 12.20.020 of the Edmonds City Code is
hereby amended to read as follows:
"Regulated Improvements" means any improvement upon
any property within the City not owned or under the

"possessory control of the City, other than single
family dwelling units, structures or buildings, and
uses accessory thereto. Provided, however, that
single family residential units constructed in the
RM Zone on a lot containing one or more other dwelling
units shall be deemed to be a regulated improvement
and subject to review and approval by the Amenities
Design Board as set forth herein."
