The seating and occupant load cannot exceed 50. If the current owners or future owners exceed the occu- pant load of 50, modifications will be required to exiting and Life Safety requirements. 2. At the request of the Building Department, the Fire Department conducted a final inspection of the new commercial building located at 109 Main Street. At the time of the inspection all Fire Department requirements were completed. However, we do have one concern and that is in regards to the storage of the dumpster bin beneath the only stairs leading to the up -stairs. RE0 SUBJECT: FIRE DEPARTMENT REQUIREMENTS FOR A NEW BUILDING AT 109 MAIN STREET The following information is derived from the Life Safety Code (LSC), National Fire Code (NFC), and Edmonds Community Develop- ment Code (ECDC): LSC 8-2.4.3: Every Class C place of assembly (capacity 50-300) shall have at least two means of egress consisting of separate exits or doors leading to a corridor or other spaces giving access to two separate and independent exits in different directions. LSC 8-2.5.2: Means of egress shall not be per- mitted through kitchens, storerooms, restrooms, closets or hazardous areas. LSC 8-2.9: Emergency lighting. All places of assembly and their means of egress shall be provided with emergency lighting in accordance with Section 5-9. LSC 8-2.10: Marking of means of egress. LSC 8-2.11.1: Panic hardware. LSC 8-3.2.4-.3: Food preparation facilities shall be protected in accordance with vapor removal cooking equipment NFPA 96. LSC 8-3.3.2: Interior finish in all corridors and lobbies shall be Class A or B and in enclosed stairways, Class A. LSC 8-3.3.3: Interior finish in general assembly areas shall be Class C. Upon receipt inspect for damage to containers, which may indicate potential damage to contents. Note any damage to containers on the shipping company's Bill of Lading. Technical Glass Products cannot accept responsibility if damage is not reported upon receipt of product. Step 2. Unpacking and Content Inspection Caution: Glazing materials and frame units can be extremely heavy. Use extreme caution when removing packaging material from shipping container. In presence of shipping company, unpack containers and inspect each piece. Inspect each piece for observable edge damage or face imperfections. Report any damage immediately to Technical Glass Products. TGP cannot accept responsibility if damage is not reported upon receipt of product. Glazing Material Glazing material must be stacked upright —at an absolute maximum 6 degree angle from the vertical. Fully support glass evenly along the entire length. Stacked glass should be carefully separated with soft pads, such as cork. Frame Units Frame surface coating can be easily scratched. Stack upright with frames separated by soft pads, such as cork. Step 4. Frame Assembly As a standard, all joinery conditions are welded. Shipping limitations may necessitate the use of mechanical joinery, to be assembled on site, see illustrations below. Before installation, inspect each piece of glass for observable edge damage or face imperfections. Glass with imperfections should not be used. Do not remove glass protective edge tape. • Remove the four glazing beads (207) from one side of opening you are glazing, by rotating glazing beads off of snap anchor (101). Be sure to note the location on each bead for proper reinstallation. • Install intumescent strips (205) on glazing surface in the center of the glazing pocket around the glazing perimeter. • For proper support of the glass, use calcium silicate setting blocks (202) at quarter points of daylight opening per illustration on previous page in upper right and as follows: • On windows use two setting blocks and place in bottom of frame. Glazing Installation Instructions (continued) Refer to illustration on previous page • For exterior applications, apply heel bead (007) continuously at sill and 4" vertically up each jamb. • Apply PVC glazing tape (006) or glazing gasket (206-when provided by TGP) onto inside of exterior glazing beads or glazing stops. • Carefully place glass (201) into the frame without tilting or sliding. Note: In exterior applications, exterior grade Pilkington PyrostopTM' must be glazed with the PVB layer toward the exterior of the building. • Check for clearance around the edges, and adjust setting blocks as needed. TGP recommends clearance of approximately 3/8" on each edge. All edges of the glass must be captured for a valid fire rating. • When using glazing tape (006), apply tape to inside of the four glazing beads removed earlier. • Noting proper placement, reinstall glazing beads onto steel snap anchors. Tilt bead toward glass, rotate and snap onto steel snap anchor (if needed tap into place using a non -marring tool). • Install glazing gasket (206-when provided by TGP) by wetting gasket with light soapy solution and pressing into place between glass and glazing bead. • For exterior applications, apply cap seal (008) where necessary. • Clean the glass after installation; refer to Cleaning Instructions on page E6. It is important to clean the glass during and after construction. Use a soft, clean, grit -free cloth and a mild soap, detergent, or non -stringent window cleaning solution. Rinse immediately with clean water and remove any excess water from the glass surface with a squeegee. Tips: • Abrasives must not be used. • Do not allow any metal or hard parts of the cleaning equipment to contact the surface. • Make sure you use a different sponge, cleaning cloth, and water bucket for cleaning outside and the inside of the windows. • Do not use some cloth or sponge used for wiping sills or frames. Frame A thorough cleaning of frame is required in order to preserve decorative appearance and prevent corrosion or stains. The frame surface coating should be cleaned at least once a year. Environments with higher pollution levels require more frequent cleaning. Proper maintenance allows for early detection of deterioration. Dirt shall be removed from the surface with clear cold or lukewarm water. With more severe soiling, neutral or slightly alkaline detergents may be used. For optimum cleaning and maintenance of coated surfaces, the following recommendations should be observed: • The surface temperature of the facade elements to be cleaned must not exceed 770F during cleaning process. • Clean water must be used, to which small amounts of neutral or slightly alkaline detergents may be added. • Detergents must not be used at temperatures above 77°F. • For thorough cleaning; soft, non-abrasive cloths may be used. Do not use excessive pressure. • Greasy, oily or sooty substances can be removed with the help of naphtha hydrocarbons free from aromatic compounds. • Remove residues from glue, silicone caulking, or adhesive tapes in the some manner and as quickly as possible. • Test any cleaning solution to be sure that they will not react for a least one hour. Testing on a small, hidden area is recommended. Must not be used: • Steam jets • Abrasives • Strong acidic or alkaline detergents, or surface -reactive agents. • Detergents of unknown compounds. • Organic solvents containing ester, ketones, alcohols, aromatic compounds, glycol ether, or halogenated hydrocarbons, etc. After each cleaning, rinse with clear cold water.
