ORDINANCE NO. 2795
AN ORDINANCE OF THE CITY OF EDMONDS, WASHINGTON,
AMENDING ORDINANCE NO. 2202, THE OFFICIAL ZONING
MAP OF THE CITY AND THE PLAT OF A PLANNED
RESIDENTIAL DEVELOPMENT, FILE NO. PRD-4-79 KNOWN
AS WILLOW CREEK TO DELETE DEVELOPMENT AUTHORITY
FOR BUILDING D AND FIXING A TIME WHEN THE SAME
SHALL BECOME EFFECTIVE.
WHEREAS, the Edmonds City Council approved Ordinance
No. 2202 granting development approval to Willow Creek Planned
Residential Development through File No. PRD-4-79 on April 6,
1981; and
WHEREAS, the Edmonds Community Development Code Section
20.35.120(b) provides that if a planned residential development
project is not completed within two years of the effective date
of the approving ordinance or any extension thereof, the approval
of the project shall expire and no building permit shall be
issued or extended; and
WHEREAS, the Willow Creek planned residential
development has been substantially completed with the exception
that an area known as Building D on the original plans has not
been constructed; and
WHEREAS, the City Council finds that it is in the
public interest to delete development authority for building "D"
which has not been constructed within the two year period and to
correct the prior approval, approving the amended plat attached

hereto as Exhibit A in order to delete said buildings from the
project; NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. Ordinance NO. 2202, and the official
zoning map of the City as it relates to the high density multi-
family zoning given to Willow Creek planned residential
development through File No. PRD-4-79 is hereby amended to delete
the approval previously given for construction of the building
known as "D". Exhibit A to Ordinance No. 2202 is and shall be
amended as shown on the attached Exhibit A, which is substituted
for the original approval as fully as if herein set forth.
Section 2. The Community Services Director or his
designee is hereby directed to effectuate the necessary
amendments to the official zoning map of the City of Edmonds,
Washington, pursuant to Section 1 of this Ordinance.
Section 3. The development approvals, except as
amended above, shall remain in full force and effect subject to
conformance with the ordinances of the City of Edmonds and the
prior approved covenants, statements of intent, dedications,
maps, conditions, plats, plans and exhibits submitted to the City
Council in the development approval process which remain on file
with the Planning Department and File No. PRD-4-79.
Section 4. This ordinance, being an exercise of a
power specifically delegated to the City legislative body, is not
subject to referendum, and shall take effect five (5) days after

passage and publication of the ordinance or a summary thereof
consisting of the title.
