ORDINANCE NO. 3472
AN ORDINANCE OF THE CITY OF EDMONDS,
WASHINGTON, REZONING CERTAIN REAL PROPERTY
DESCRIBED IN FILE NO. R- 03 -75, LOCATED WEST OF 75TH
PLACE WEST IN EDMONDS, WASHINGTON FROM
SINGLE - FAMILY RESIDENTIAL (RS -20) TO SINGLE -
FAMILY RESIDENTIAL (RS -12), AND FIXING A TIME
WHEN THE SAME SHALL BECOME EFFECTIVE.
WHEREAS, on October 21, 2003, a public hearing was held before the Edmonds
City Council regarding the potential rezone of certain real property described in this ordinance
and located generally at 15706 to 16000 75th Place West, west side only, from RS -20 to RS -12;
and
WHEREAS, the City Council is in receipt of the Planning Division's advisory
report dated September 4, 2003, the verbatim transcript of the September 10, 2003 Planning
Board hearing and the recommendation of its Planning Board; and
WHEREAS, the Edmonds Planning Board and City staff have recommended
approval of the rezone; and
WHEREAS, the City Council finds the approval of the rezone to be in the public
interest adopting as its finding and conclusions the proposed Findings of Fact and Conclusions of
Law set forth at pages 5 through 9 of the Council Packet of October 21, 2003 and as set forth in
the Planning Division's advisory report of September 4, 2003, NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLLOWS:

Section 1. Certain real property located in the City of Edmonds, shown on the
attached Exhibit A and described as an area lying west of the center line of 75th Place West,
addressed as 15706 through 16000 75th Place West is hereby rezoned from Single - Family
Residential (RS -20) to Single - Family Residential (RS -12).
Section 2. The Community Services Director or his designee is hereby
authorized to amend the City's zoning map to show the rezone of such property, described in
File No. R -03 -75 consistent with this ordinance, to Single - Family Residential (RS -12).
Section 3. Effective Date. This ordinance, being an exercise of a power specifi-
cally delegated to the City legislative body, is not subject to referendum, and shall take effect
five (5) days after passage and publication of an approved summary thereof consisting of the
title.
