ORDINANCE NO. 3515
AN ORDINANCE OF THE CITY OF EDMONDS,
WASHINGTON, AMENDING THE PROVISIONS OF ECDC
17.40.020 NON - CONFORMING BUILDINGS SECTION (C)
HISTORIC BUILDINGS, TO INCLUDE A REFERENCE TO
THE CITY'S HISTORIC REGISTER, AND FIXING A TIME
WHEN THE SAME SHALL BECOME EFFECTIVE.
WHEREAS, the zoning code contains regulations relating to non - conforming
buildings which are designed to abate non - conforming buildings and uses and to bring such
buildings and uses into compliance with the provisions of the City's zoning ordinance; and
WHEREAS, the City has established ordinances relating to the preservation and
protection of historic buildings and districts the City Council has found it to be in the public
interest to exempt restoration of historic buildings from the requirements requiring non-
conforming buildings to be brought into compliance with current bulk requirements of the City's
zoning ordinance and the City Council wishes to include buildings listed on the City's Historic
Register; and
WHEREAS, the City has received a favorable recommendation of its Planning
Board, NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. Section 17.40.020 Non - Conforming Buildings is hereby amended to
read as follows:

17.40.020 Non - Conforming buildings
C. Historic buildings. Nothing in this section shall prevent the
full restoration of a building which is listed on the National
Register of Historic Places, the Washington State Register of
Historic Places, the Washington State Cultural Resource Inventory
or the Edmonds Register of Historic Places. Such reconstruction
of historic buildings shall fully comply with the requirements of
the Washington State Building Code. By way of illustration and
not limitation, the reconstruction of all historic buildings shall
comply with the life, safety provisions of the State Building Code.
Section 2. Effective Date. This ordinance, being an exercise of a power specifi-
cally delegated to the City legislative body, is not subject to referendum, and shall take effect
five (5) days after passage and publication of an approved summary thereof consisting of the
title.
