A RESOLUTION OF THE CITY OF EDMONDS,
WASHINGTON, APPROVING THE TWENTY-SEVEN
LOT WOODVALE FINAL PLAT AND PLANNED
RESIDENTIAL DEVELOPMENT (PRD) (P-2007-17;
PRD-2007-18).
WHEREAS, the Hearing Examiner approved a twenty-seven lot preliminary plat
and PRD for the Woodvale project (P-2007-17; PRD-2007-18) on March 7, 2012, subject
to several conditions; and
WHEREAS, upon a request for reconsideration the Hearing Examiner modified
the approval of the Woodvale project with an Order on Reconsideration on March 19,
2012; and
WHEREAS, upon hearing appeals of the hearing examiner's approval of the
Woodvale preliminary plant and PRD the Edmonds' City Council affirmed the hearing
examiner's Findings of Fact and Conclusions and Order on Reconsideration as modified
by Resolution 1278 on June 4, 2012; and
WHEREAS, the applicant has submitted documents for final plat and PRD
approval; and
WHEREAS, staff has reviewed those documents and determined that all
conditions of preliminary approval have been satisfied; and
WHEREAS, a bond has been submitted to guarantee completion of those
approved civil subdivision and landscaping improvements which has yet to be installed;
and
WHEREAS, the City Council has reviewed the final plat documents; and
WHEREAS, based on those documents, the City Council finds that this
subdivision and PRD conforms to all terms of the Hearing Examiner's preliminary plat
and PRD approval and Resolution 1278, and that said subdivision meets the requirements
of chapter 58.17 RCW, other applicable state laws, and all local ordinances adopted

under chapter 58.17 RCW that were in effect at the time of preliminary plat and PRD
approval; NOW, THEREFORE,
THE CITY COUNCIL OF THE CITY OF EDMONDS, WASHINGTON,
HEREBY RESOLVES AS FOLLOWS:
Section 1. Final plat and PRD approval of the Woodvale project is hereby
granted, subject to the terms of approval as established by the Hearing Examiner and
Resolution 1278.
Section 2. The Mayor is hereby authorized to inscribe and execute this approval
on the face of the plat on behalf of the City Council.
Section 3. The City Clerk is hereby authorized to record, at the expense of the
applicant, said final plat and PRD approvals, in accordance with the ordinances of the
City of Edmonds.
